| PROPERTY FOR SALE IN THE SOUTH OF FRANCE – TAX | France is made up of a number of collectivités territoriales, like our county councils, to whom two types of property tax is payable. These vary considerably so it is worth requesting details before purchasing a property for sale in the South of France.
The two taxes are taxe foncière and taxe d'habitation. Taxe foncière is levied from the residential property owner and taxe d'habitation is due from the occupant, either owner or tenant.
However, you should know that if a tenant vacates your property half way through the year it is your responsibility to ensure the tax is paid so it is sensible to claim the money up front.
The valeur locative, the estimated annual rent of the property is used to calculate the taxe foncière. The valeur locative is multiplied by the national variation in prices resulting in an average one percent increase year-on year. A collection fee is added at 2.5 percent.
The land registry assesses the taxe d'habitation and calculates the rate based on the rental value multiplied by the local tax rate.
Any changes that are made to the property must be reported to the tax authorities, as with planning permission in the UK, to see if any additional charges apply.
Unlike the UK if you are liable for either tax you are not required to fill in a yearly return, instead you will be contacted by an avis d'imposition which will state the amount due and payment deadline. Tax bills are usually received in August and September for payment on 15 October and 15 November. Monthly direct debits are available on taxes.
