Property Description

This exceedingly rare and superior property is located just 10 km from an authentic Mediterranean port. With 175 ha of almost contiguous land, the magnificent 16th century chateau is perfectly private, surrounded by its landscaped park.

The domain is easily accessed and is just one hour away from Montpellier and its international airport. Barcelona is 3 hrs 15 from the property.

The origins of the chateau date from the 16th century. It was then successively refashioned over the 18th and 19th centuries.
The chateau is currently in pristine condition, having been renovated over the last few years by the current owner. It covers 800 m2 over three floors of large bright rooms that boast original features (fireplaces, 17th century staircase, vaulted reception rooms, tiling…). One vast reception room covers 180 m2.

The chateau is endowed with an exquisite Roman chapel dating from the 10th century. The chapel is consecrated and in excellent condition.

The chateau and chapel overlook 3 ha of enchanting mature parkland adorned with 200 year old plane trees and other rare species such cedars and magnolias. Numerous water features and fountains ornament the elegant park.

The 8 x 15 m swimming pool and pool house are discretely secluded from the chateau and chapel. A tennis court is situated 200 m from the buildings.

The buildings are completed by a caretaker’s house that is integrated into the chateau, a vast 250 m2 apartment and two 160 m2 and 180 m2 independent houses that border the park. One of the houses has its own private pool.

The chateau apartment covers 250 m2. Fully renovated and decorated in open plan over the last few years, it overlooks both the domain’s large courtyard and the smaller private courtyard behind the chapel. The finishings are modern and luxurious.

With a total capacity of 6 000 hl, the winery buildings are laid out in different units:
- Winery equipped with stainless steel tanks
- Wine storage hall of oak vats
- Barrel ageing cellar
With tiled flooring, the winery represents first class work tool. The equipment is high quality and modern from the harvest reception (grape hoppers, crusher-destemmer, selection table…) through to the pneumatic press and range of thermo-regulated tanks.

The air conditioned storage hall with its range of oak vats provides ideal conditions for wine ageing.

The magnificent barrel ageing hall would not be out of place in the cellar of a Bordeaux Cru with its columns and vaulted ceilings. With a floor capacity of 400 barrels, the hall is air conditioned and provides ideal conditions for the domain’s top wines.

The property covers 175 ha that surround the chateau and farm buildings. The 61.4 ha vineyard is classed AOP Languedoc, AOP Picpouland IGP. 84% of the vineyard is planted with noble varieties. The vines are well maintained and almost all of the vineyard is trellised. A complete drip irrigation system would be feasible in the future due to the presence of the BRL water network on the property.

The property currently sells 150 000 bottles for an average turnover of 640 000 euros.
The AOP Languedoc, AOP Picpouland IGP range are at present commercialised on the export market and in France, principally through the hotel-restaurant network.
The domain boasts an excellent reputation and features amongst the top producers in the Hérault valley.
