PROPERTY FOR SALE IN FRANCE - A GUIDE TO THE FRENCH VISA SYSTEM

It is not necessary to be a French citizen or resident to purchase a property for sale in France. However, there have been calls for this to change due to the increasing cost of Paris real estate pushed up by wealthy foreign investors.

For this reason it is worth understanding the process for citizenship and residency before searching for a property for sale in France.

Without an EU passport or contract to work in France you may stay but not work for 90 day if you are arriving from North America or Japan without a visa.  If you are arriving from any other country and you are travelling for tourism, business or family visit you must produce a tourist visa and this can take up to three months, so ensure you have the competed papers before you travel.

To apply for residency you must first visit the préfecture de police within one month of your arrival to apply for a récépissé.  This allows you to legally work or study for three months.

The carte de séjour temporaire is valid for a full year.  There are seven different version of this card, each requiring different supporting documentation, so it is worth investigating this before you travel.  On expiration of the visa you are required to re visit the préfecture de police to demonstrate that you are still meeting the requirements of the card. 

After three renewals you can apply for a ten year carte de resident.

The following documentation is required for your first visit to the préfecture de police:
• A valid passport
• A minimum of three passport photos (it is best to have these done in France so that get the correct angle and size.)
• A justificatif de domicile proving where you live (ideally a utilities bill)
• A medical certificate issued by a French doctor
• A full translation of your medical insurance made by a traducteur assermenté
• Your student registration documentation
• Proof of resources. (A copy of your contract ‘contrat de travail’ and, if possible, your three most recent payslips ‘bulletins de paie’
• You must provide evidence such as memberships to trade unions and VAT numbers if you are self employed
• If you are retired you must provide evidence that you can support yourself financially. You will need notarised account documents and proof of comprehensive health insurance which covers you in France.

Also bear in mind that all documents must be translated by an official translator.

It is worth bearing all of the above in mind and ensuring you have all the correct documentation in place before travelling to the country and searching for a property for sale in France so you can be prepared for any changes in the law.
