The Basilica is the largest Gothic building in France and the Jewish quarter is beautiful.


Mary Magdalene is said to have lived in the town, spreading the word of Christ before finally retiring to a cave, which can still be visited, in the mountains behind the town.


Maximin is a golfers paradise and there are a number of great courses to choose from including the Nan les Pins. Property for sale in France in Maximin is similar to all Provence property, expensive. However, with its popularity as a holiday destination rental options are vast.

BUYING A PROPERTY IN FRANCE – UTILITIES

If you are buying a property in France it is wise to know everything about how utilities work.  Interestingly it has just been announced that France’s biggest gas supplier GDF-Suez has frozen its prices for the rest of 2010 following a 15 percent increase since the start of the year.

There are two types of gas supply choices when buying a property in France, mains or bottled gas.

When buying a property in France you should ask the previous owner / estate agent if the property is gas or oil fired.  Contact your local GDF to set up a new account about a month before you move in, you will need to send proof of address.

Mains
Mains gas is supplied by GrDF or GDF and if you are in an area with mains supply but you are not currently connected you can arrange a new connection or raccoudement via GDF, choosing a tariff to suit you.  As with electricity there are different tariffs to chose from depending on usage.  Your local GDF office offers a free consultation.  If you are metered, these will be read every four to six months. 

You bill (facture) will contain two elements, the standing charge (abonnement) determined by the power supply and consumption in cubic metres and the TVA (Value Added Tax) applied at 20.6 percent on the standing charge and 19.5 percent on the consumption.  Paying your bill can be done by direct debit by asking your French bank for a RIB or you can pay by cheque or credit card over the phone.

Bottles
If your proprty uses bottled gas you order tanks from the supplier – the previous resident will be able to tell you who supplies these.  Alternatively if you don’t have a tank you need to buy bottles from the supermarket.  The most common bottled gasses are propane and butate supplied by Antargaz, Butagaz, Primagaz and Totalgaz.  When you first buy a bottle it usually costs around €50 and around €20-25 to refil.  It is advised to always have two in stock and usually lasts around four to six weeks for gas cooking only.


As in the UK, if you are leaving a property contact the gas company, tell them to stop the account and issue a final bill.  Make sure you take a final meter reading.

Canet En Roussillion
Canet is one of the regions most popular holiday property hotspots due to its Mediterranean location, safe clean sandy beaches and fantastic weather.  The ton is set against the backdrop of the Pyrenees mountain range with stunning views.  The town is definitely a summer resort, however, and it visibly slows down at the end of October.  However, if you are considering a French Property to let as a holiday home you could make good returns during the summer months in Canet.  There is loads to do during the summer from sailing, paragliding, rock climbing and mountain biking.  Travelling to Canet is easy via the airport in Perpignan or the TGV from Paris.

Hérépian
If a slower pace of live is what you are searching for from a French property then Hérépian could be for you.  This old French town has existed in tandem with the changing seasons with the vineyards providing an income for 2,000 years. The old soft-coloured French property here with their red tiled roofs continues to resist the march of time.  Traditionally known as the centre for the silver trade the town was also a major manufacturing centre for bells as the Museum of the Bell describes.  Due to the location of Hérépian inland French property is cheaper here and access is easy via international airports at Carcassonne and Montpellier


Salazac
With a population of just 162 Salzac is a tiny hilltop village with an incredibly tranquil pace of life and fantastic natural beauty.  Salzac doesn’t have permanent shops, but travelling mobile markets which visit the town regularly.  Salzac still retains peculiar scallop shaped symbols set into its walls and buildings denoting it as a pilgrim town, directing people on the route to Saint Jacques de Compostela.  For sports lovers locally there is the Ardèche River where you can enjoy action packed white water rafting.  The nearest airports are at Avignon and Nimes or alternatively you could travel to Montpellier or Marsielle.  French Property in the town is cheaper than other areas of Provence and is popular with holiday makers and property seekers alike.

When you are buying a property in France as with any purchase you need to work out the cost of utilities regardless of whether you plan to live in your property or rent it out to holiday makers.

Electricity
Electricity in supplied by EDF energy in France and to connect you will need to take a meter reading and provide proof of ownership.  The standard power supply is the same as the UK and most appliances will work once you get an adapter.  However, in France you can chose the level of power anything from 3KW to 36KW.

The standing charge depends on the level of rating and if you’re on a low rating you will find your power may trip out a lot.  You can just turn the offending appliance off and switch the power back on.  Alternatively you can increase your kilowatt usage.  It is worth asking how much the electricity costs and at what level this is set when buying a property in France.

Various tariffs can be selected offering reduced rates for using less electricity in peak times and days of the year.  Meters are often located on an external wall but can be down the lane on a pole in more remote properties.  EDF will read the meter once a year and modern meters give you live consumption information like our new Smart Meter system.

As in the UK a direct debit, or prélèvement automatique, can be set up for payment or you can settle each payment by cheque or RIB payment. 

When buying a property in France it is definitely worth discussing utilities such as electricity to get an idea of consumption on the property, especially when looking for a property to rent to holiday makers so you ensure your rates cover the usage.
