With a living area of 400m2, the farmhouse is a veritable eagle’s nest. The south east facing terrace offers panoramic views over the Provençal countryside. With 350m2 renovated, the house is currently used for professional purposes. The rooms are light and spacious: a 45m2 kitchen, a 50m2 dining room, and a 50m ² living room/office…
The first floor comprises 5 offices/bedrooms, each from 15 to 25m2. A 50m2 studio requires complete renovation.

Water is supplied from an underground well and a bore hole. The house benefits from several entrances and accesses and would adapt itself perfectly to a Bed and Breakfast venture. A 11m x 6m swimming pool is found at the front of the house.

Winery
A building permit for the construction of a winery and barrel-aging cellar was obtained on the 26th January 2015 and therefore is still valid. The planned winery would be built partly underground to allow working with gravity and permit more gentle handling of the grapes.

The 7ha vineyard is planted on AOP Coteaux Varoisen Provence (3.3ha) and IGP (3.7ha) limestone shale soil. A request for the reclassification in AOP of the 3.7ha of IGP vines, planted in 2014, is currently being processed. The vines are organically farmed (Eco certcertified). According to the current owner, with the granting of planting rights the vineyard area could be increased to 15ha.

The harvest is at present vinified off site by the owner who also provides a vinification service for many of the regional vine growers.

To avoid major financial investment with the construction of a winery, an agreement could be readily found for a provision of service for the farming of the vineyard and wine-making.
