Description

Situated close to Uzes an 11 ha boutique winery

This boutique winery produces premium wines and is located close to one of the most beautiful towns in the Languedoc.

The main house was built from local stone to a high standard ten years ago by local craftsmen, using noble materials.

The house offers a particularly high level of comfort (under-floor heating, noble materials…). It covers two floors, with approximately 280 m2 of living area, including 3 guest rooms for the wine-tourism activity proposed by the vineyard. The house is light and spacious. A large open plan living/dining room with bay windows leads on to a fully fitted modern kitchen.

The 11 ha property is located to the north of Nimes. The housing and winery are situated on a main single plot of approximately 8 ha, with the winery located not far from the main house.

The sale includes all farm machinery. The winery is fully equipped and perfectly adapted to the production of fine wine. The wine is of a particularly high standard and reputation. The vineyard is part of the recent Duche d’Uzes appellation.

Of the total 11 ha, 6,5 ha are planted with vines, with 3,3 ha in the Duché d’Uzes appellation, and 3,2 ha classed IGP. The vineyard is well maintained and sustainably farmed. A further 4 ha of arable farm land could be used to extend the vineyard in the future. A small plot of old, low yielding Carignan vines has been maintained, adding complexity to the range of noble varietals which constitute the vineyard. The foothills of the Cevennes offer a more temperate climate than that found in the rest of the Languedoc. The cool nights bring balance and improved acidity to the wines.
