Rare 52 ha waterfront vineyard property.

This magnificent and rare property of 52 contiguous hectares is located at the foot of the surrounding hillsides, in an imposing position, offering spectacular views over the Mediterranean coastline. Indeed the property is adjacent to the lagoons that open out on to the beaches just 2 km away.
This is an exceedingly rare opportunity to acquire a waterfront vineyard estate.

All of the buildings are situated at the heart of the property, perched at 30 m above sea level. With a view to an ambitious wine-tourism project, the buildings have been renovated to a high standard over the last 10 years.
The buildings comprise a 300 m2 main house, a 160 m2 farm manager’s house and several rental apartments:
- A 75 m2 apartment above the tasting room/shop
- A 6 person capacity 100 m2 apartment
- Three 40 m2 apartments, each with private terrace

The winery has been modernised and re-equipped and is now a highly efficient work tool. With a global capacity of 1 200 hl in stainless steel and relined cement tanks and oak casks, the winery equipment is adapted for the production of premium wines (low volume tanks, temperature control, crusher/de-stemmer, 30 hl press, pumps…). The estate’s top wines are aged in French oak barrels.
The winery buildings include several outbuildings and a hangar used to store farm equipment.

The estate spreads over 52 contiguous hectares, looking out to the sea. 23 ha are planted with vines and classed entirely in AOP.

The vines are sustainably farmed (“lutteraisonnée”) in order to limit the use of pesticides and weed killer. The vines are well maintained and planted with quality varietals –14.5 ha are planted with Syrah, Grenache and Mourvedre. 30 percent of the vineyard was planted in the last 30 years. The vineyard also includes older vines with some plots dating back to 1947 and 1950.

The estate currently produces 75 000 bottles for an annual turnover of 400 000 euros.
The wines are sold for the greater part on the export market (Northern Europe, Japan, the U.S….) for an average price of 5 euros per bottle.
