Frequently Asked Questions About Buying Property in Mallorca
Mallorca has long been a favourite for international buyers who want more than just a holiday home. The island offers a rare mix of beauty, comfort and accessibility, with a strong sense of place that sets it apart. From the peaceful olive groves of the Tramuntana mountains to the sleek marina views of Port Andratx, the variety is striking for such a compact island.
But buying property in a different country comes with plenty of questions—whether it’s about legal requirements, market trends or the buying process itself. That’s where we come in.
Below, you’ll find clear and practical answers to the questions we hear most often from overseas buyers considering Mallorca. Whether you’re still exploring the idea or already narrowing down areas, these insights should help you understand what to expect and how to move forward with confidence.
Why is Mallorca a popular destination for luxury property buyers?
Mallorca has a quiet pull that speaks to people looking for more than just a second home. There’s the obvious: beautiful beaches, warm climate, and direct flights from across Europe. But what keeps drawing high-end buyers in is the balance that Mallorca offers. It’s lively but not chaotic. Exclusive but not closed off. You can have a five-bedroom villa on the cliffs of Deià and still feel part of a community.
The island’s infrastructure is solid too. Private healthcare is excellent, international schools are well-regarded, and Palma’s airport is efficient and easy to navigate. For those who work remotely or split time between countries, that matters.
There’s also a deep appreciation for architecture and design here. Whether it’s a 17th-century finca with thick stone walls or a contemporary home with floor-to-ceiling glass, luxury in Mallorca feels authentic. You’re also buying comfort, privacy, and a lifestyle that works year-round.
It’s not just about escaping. It’s about landing somewhere that makes sense financially, emotionally, and practically.
Are there any restrictions for non-residents or non-EU citizens buying property in Mallorca?
There are no restrictions at all. Whether you’re from the UK, the US, Switzerland, or elsewhere, you can legally buy property in Mallorca without needing residency or special permission. Spain doesn’t limit ownership based on nationality. The process is the same for everyone, although non-residents do need to obtain a Spanish tax identification number, known as an NIE. This is a basic formality and your lawyer or estate agent can arrange it quickly.
If you’re buying as a non-EU citizen and you plan to spend a lot of time in Spain, the Golden Visa might be worth looking into. It’s available for property purchases over €500,000 and offers residency benefits, including the ability to live in Spain and travel freely within the Schengen zone.
But even if you don’t plan to move here full-time, the process is straightforward. Most buyers work with a local lawyer and power of attorney, so they don’t need to be in Spain for every step. It’s smooth, predictable, and very common. In fact, international buyers make up a large share of the luxury market in Mallorca.
What are the most sought-after areas in Mallorca for luxury real estate?
Where you choose to buy in Mallorca really depends on the kind of lifestyle you’re after. The southwest, especially areas like Port Andratx, Santa Ponsa, and Bendinat, is always in demand. It’s close to Palma, has excellent golf courses, marinas, and some of the island’s most architecturally impressive homes.
Then there’s the Tramuntana coast. Deià, Sóller, and Valldemossa attract buyers who want a quieter, more artistic feel. Properties here are often traditional stone fincas with sea or mountain views. The setting is dramatic, peaceful, and timeless.
For something flatter and more private, the northeast and central parts of the island offer large estates and restored country homes, often with vineyards or olive groves. Places like Santanyí and Pollença also stand out—they offer charming town life, but the coast and countryside are right on your doorstep.
Palma itself shouldn’t be overlooked. The old town has stunning apartments, and the surrounding districts like Son Vida offer gated luxury with city convenience. Mallorca has something for everyone, but those in the know usually narrow it down to just a few key pockets.
What is the average price range for high-end properties in Mallorca?
Prices vary depending on location and property type, but most luxury homes in Mallorca start around €2 million and can climb well beyond €10 million, especially for sea-facing or newly built villas in prime spots. In top areas like Port Andratx or Son Vida, a modern villa with panoramic views and high-end finishes will typically range from €3 to €6 million.
If you’re after a renovated finca with land and privacy in the countryside, you’re often looking at something between €2.5 and €4 million, depending on the size and proximity to the coast. Frontline properties—those directly on the water—are in a league of their own. Supply is tight, and prices reflect that. It’s not unusual to see listings over €8 million in these locations, especially in the southwest.
Palma’s old town is different. It attracts buyers looking for city apartments with character. A penthouse with a terrace might run between €1.5 and €3 million. Every corner of the island has its own pricing rhythm, but broadly speaking, anything labelled “luxury” in Mallorca tends to start at seven figures.
How does the buying process work in Spain, and how long does it typically take?
Buying property in Spain is relatively straightforward, especially with the right support. Once you’ve found a property, the first step is usually a reservation agreement and a small deposit to take it off the market. After that, your lawyer will begin due diligence—checking land registry details, planning permissions, and legal ownership.
Next comes the private purchase contract. This is typically signed a few weeks after reservation and involves a 10% deposit. It’s binding on both sides, and most of the legal and financial preparation is done before this point.
The final step is the signing at the notary. This is when the full balance is paid, the title is transferred, and the sale becomes official. The whole process can take around 6 to 8 weeks, but it’s flexible. Some deals move faster, others take longer if anything unusual comes up.
It’s worth knowing that most buyers use a Spanish lawyer with power of attorney, which means they don’t need to fly in for every meeting. You’ll need an NIE number and a local bank account, both of which your lawyer can help with. It’s not complex, but it does require attention to detail, and that’s where a good legal team makes all the difference.
